How to create and manage your first deal in TransactIQ

Almost all things in your TransactIQ digital workspace revolve around Deal projects. These how everything related to a single property search. You can have 1 or many deals for a client.

Step by Step Instructions:

Click '+ Add Deal' at the top of your dashboard pipeline.

Required Fields

1 | Deal Name: The Deal Name will be visible to your client when they log in to view their Market survey. It will also be referenced in email communication including the invite to view.

  • Ex: "Thompson - Chicago"

2 | Company Name: Enter the client org name

3 | Market: Must select city and state.

4 | Asset Type: Office, Flex, Industrial Retail, Land, Medical, etc.

5 | Deal Type: Select Lease or Purchase

6 | Team Members: Add a lead broker and any co-brokers working the deal. All brokers will have access to view and edit the market survey.

*Deal Procured By: This will default to the lead broker. If needed, click the broker's name to select another user.


Optional Fields

A | Client logo

While this is optional, it is an AIQ best practice as your client will see their logo once they log in to view the Market Survey. (shown above)

B | Select Rate Type

Once selected all Listings included in this deal will display with the selected Rate.

  • The selected rate type will calculate base rent, OPEX and electric fields.

c | Task Workflow: Apply a saved set of tasks to the deal.

d | Property Card Templates

Configure a new template or select from a previously created Property Card template to apply to the specific deal. Click here to learn more.


Private Commission Tracking

Commission rate tracking automatically pulls the names of any lead or co-brokers listed in section 2. This data feeds the 'Broker Rankings' in your organizations Business Intelligence portal.

  • If only one broker is listed the 'Split %' will default to 100.

  • If more than 1 broker is added, the 'Split % will be set to 0, requiring you to enter the distribution.


Commission Split

Broker split will default to 100%, if a co-broker is added, adjust to the estimated split.

  • These details can be updated at anytime during or after the deal.
